Terms of Service

The terms on which you may use PAM. Please read them carefully — by using the service you agree to them.

1. These terms

These terms form an agreement between you and Let Safe Limited ("we", "us"), the UK operator of Property AI Manager. By creating an account or using PAM, you accept these terms.

2. Eligibility

You must be at least 18 and able to enter a contract. If you use PAM on behalf of a business, you confirm you are authorised to bind it.

3. The service

PAM provides AI maintenance triage, rent collection, compliance tracking, document management and tenancy administration, and — on eligible plans — HMRC Making Tax Digital submissions. Features vary by plan.

4. Your account

You are responsible for the accuracy of the information you add, for keeping your login secure, and for all activity under your account.

6. Acceptable use

You agree not to misuse PAM, including by breaking the law, infringing others' rights, attempting to disrupt the service, or uploading harmful content.

7. Tenant data

Where you add tenant information, you are responsible for having a lawful basis to do so and for informing your tenants. You act as controller of that data and we process it on your behalf.

8. Third-party services

PAM integrates with third parties such as payment, e-signature and communication providers, and HMRC. Their own terms apply to those services.

9. Tax filing

MTD submissions depend on HMRC systems and on the accuracy of the data you provide. Direct submission is enabled once HMRC software recognition is confirmed. PAM is a tool to assist filing and does not provide tax advice; you remain responsible for your return.

10. Liability

PAM is provided "as is". To the extent permitted by law, we are not liable for indirect or consequential loss, and our total liability is limited to the fees you paid in the 12 months before the claim. Nothing limits liability that cannot be excluded by law.

11. Suspension & termination

We may suspend or end access for breach of these terms. You may close your account at any time.

12. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
