Net yield excludes finance — it's the property's own return. Cashflow and cash-on-cash bring in your mortgage. Cash invested assumes ~4% buying costs on top of the deposit.
How this is calculated
  • Gross yield = annual rent ÷ purchase price.
  • Net yield = (annual rent − running costs) ÷ purchase price.
  • Cashflow = rent − running costs − mortgage interest.
  • Cash-on-cash = annual cashflow ÷ (deposit + ~4% costs).
