Most landlords already have an AI assistant open for half the day. Rather than making you switch to the portal, PAM plugs into those assistants directly using the Model Context Protocol (MCP), the open standard Claude and ChatGPT use to talk to other apps. Once connected, the assistant can ask PAM questions about your properties and, with your say-so, get things done.
What you can do
Ask about your portfolio. Rent and Direct Debit status for every property, which gas safety, EICR and EPC certificates expire soon, open repairs and what PAM is doing about them, who lives where and when their tenancy ends, a 24-hour link to any document on file, and whether you're ready for England's PRS landlord register.
Get things done. Log a repair and have PAM find and ring contractors, approve a quote or try the next contractor, record a renewed certificate, book an expense for your tax records, find a local tradesperson, run a tenant onboarding from first contact to keys, or send PAM's secure browser to a council or deposit-scheme site when nothing else will do.
| Try asking | What PAM does |
|---|---|
| “Which of my certificates expire in the next 90 days?” | Checks every property's compliance records and lists what's due. |
| “Has the rent come in for Marine Parade this month?” | Shows the rent position, Direct Debit status and recent payments. |
| “The boiler at number 16 is leaking. Get someone out.” | Logs the job, asks you to confirm, then sources and rings contractors. |
| “I paid £180 for the gutter repair, book it.” | Books the expense against the property in the right SA105 category. |
| “I've got a new tenant for the flat, Sarah Khan, starting 1 December at £1,250.” | Opens the onboarding and asks for whatever is still missing. |
How it works
PAM runs an MCP server at https://app.propertyaimanager.com/mcp. When you add it to an AI app, the app sends you to PAM to sign in and approve the connection, the same way you'd connect a calendar or a bank. The app receives a key that works only for your account; it never sees your PAM password, and you can cancel the key at any time.
Every request the app makes is scoped to the landlord who approved it. An assistant can't see another landlord's properties, and it can only do what you allowed when you connected.
Before you start
- A PAM account with at least one property. Start a free trial if you don't have one.
- The AI app you want to use, signed in to your own account. Claude and ChatGPT connectors need a paid plan on their side.
Connect from Claude
- In Claude, open Customize → Connectors. If PAM is listed in the directory, choose it. Otherwise choose Add custom connector, name it PAM and paste https://app.propertyaimanager.com/mcp.
- Press Connect on the PAM connector. PAM opens in your browser; sign in if asked.
- Check what the app will be able to do. Leave Allow actions ticked, or untick it for a read-only connection, then press Connect.
- Back in Claude, ask something about your portfolio.
The same connection works in Claude on the web, the desktop and mobile apps, and Cowork.
Connect from Claude Code
- In a terminal run claude mcp add --transport http --scope user pam https://app.propertyaimanager.com/mcp. The --scope user part makes PAM available in every project.
- Inside Claude Code run /mcp, pick pam and follow the browser sign-in.
- Approve the connection on the PAM page that opens.
Connect from ChatGPT
- In ChatGPT open Settings → Apps & connectors. If PAM is listed, choose it. Otherwise open Advanced settings, turn on Developer mode, go back and choose Create.
- Name it PAM, paste https://app.propertyaimanager.com/mcp as the MCP server URL and set authentication to OAuth.
- Press Connect, sign in to PAM and approve the connection.
- Start a chat, add PAM from the + menu and ask away.
Other apps
Any MCP client that supports OAuth sign-in can connect to the same address:
| App | How to add PAM |
|---|---|
| OpenAI Codex | Run codex mcp add pam --url https://app.propertyaimanager.com/mcp, then codex mcp login pam. |
| Cursor | Add pam with the URL above to ~/.cursor/mcp.json, then press Connect in Settings → MCP. |
| VS Code (GitHub Copilot) | Run MCP: Add Server from the command palette, choose HTTP and paste the URL. |
The Connect button on your PAM dashboard shows these steps for each app with everything ready to copy.
What PAM asks you first
Reading your data never needs a confirmation: the assistant can look up rent, certificates, repairs, tenants and documents as often as the conversation needs. Actions are different. Before PAM rings a contractor, approves a quote, invites an applicant, declines or withdraws an onboarding, or submits something in its secure browser, the assistant has to ask you in the conversation and you have to say yes. PAM's tools refuse to run those steps without that confirmation, and Claude and ChatGPT add their own prompt on top.
Lower-risk actions such as recording a certificate date or booking an expense happen straight away, and you can correct them in the portal.
Read-only connections
If you'd rather an app could look but not act, untick Allow actions on the approval page when you connect. The app can then answer questions but can't log jobs, book expenses or run an onboarding. To change your mind, disconnect the app and connect it again.
Managing and disconnecting apps
Open Settings → Integrations → Claude & ChatGPT in the portal to see every connected app, when it last used PAM and whether it can act or only read. Disconnect cancels that app's access immediately; it will have to connect again before it can see anything. Removing PAM inside the AI app has the same effect.
Privacy and security
- You approve each connection on a PAM page, signed in to PAM. The AI app never receives your password.
- Each app holds a key for your account only, which expires and renews automatically and can be cancelled by you at any time.
- PAM shares only what the conversation asks for and sends nothing on its own. What the AI app then does with the conversation is governed by that app's own privacy policy.
- Everything else about how PAM handles your data is in our privacy policy.
Ask your assistant like you'd ask a property manager. PAM answers from your real records, and checks with you before anything leaves your account.
